Ceiling:



Exposed steelwork and underside of roof structure in the warehouse area.
Patent suspended ceiling in the office and toilet areas, floor to underside of ceiling is c. 3 metres.



Windows:



The front and side of the building has aluminium framed double glazed windows. Opening window sash's are included



Warehouse:



Access via electrically operated up and over type panel door.


Roof:


PVC cap sheet on insulation on vapour barrier on galvanized metal decking on steel beams on columns.  Flat type roof laid to falls. The maximum clear height between floor and underside of structure is 6 metres in the warehouse area.


Walling:


Internal:


225 mm block party walling between the Units with a fair faced finish painted. The office area consists of block walling plastered and painted. The toilet areas consist of floor to ceiling wall tiling.


External:


Cavity block walling with external leaf finished in patent, coloured, plaster.



Floors:


The warehouse area consists of an 150 mm concrete floor slab with a power floated finish which is sealed.  The office and toilet areas consist of a carpet or floor lino finish on a 150 mm concrete slab.

 
Heating: 


The office and toilet area is heated by means of radiators serviced by a gas fired boiler and burner. The Warehouse area is heated by means of high level gas fired Unit Heaters.



Ventilation:


Mechanical Extract ventilation through the roof is provided from the toilet areas. Offices have access to natural ventilation by means of windows to external air. Fire Control Smoke Vents are provided over the warehouse area which can be used for natural ventilation.



Electrical: 


The power supply is rated at 220/380 volt 50 cycle. 3- phase supply is available on the main board.  13 amp service sockets are provided at locations throughout the office area.



Lighting: 


The lighting in the office / toilet area is by means of fluorescent light fittings suspended under the line of the suspended ceiling. The lighting in the warehouse area is by means of fluorescent light fittings suspended on electrical trunking.
